Summary and Background Information:
Huntington Industrial Partners is constructing four industrial buildings on a 20-acre piece of land on the southeast corner of 108th & Havana, adjacent to I-76. Further, Huntington would like to be responsible for planning and managing road improvements on 108th Avenue, including the portion of the road in front of adjacent property owners. The road in question in currently unimproved (no curb, gutter, landscape, etc.), and only has one lane unpaved in each direction. In lieu of other incentives, the request is for the City to fund the north half of 108th Avenue improvements while Huntington enters into a cost sharing agreement with IOV for the south half of 108th Avenue improvements. As such, staff is requesting a formal appropriation to fund the improvements on the north half of 108th Avenue.

In the current draft Public Improvement agreement that will govern the roadwork, the Developer shall design and construct the north one-half of East 108th Avenue of a modified local commercial (60’ ROW) roadway section East 108th Avenue beginning at the west property line and continuing to the intersection of Havana. The north ½ section shall include a, eighteen (18) feet of asphalt pavement, turn lanes, roadside ditch and storm sewer infrastructure as shown on the approved civil construction plans. This work, plus contingency, totals $584,271.
