Summary and Background Information: As part of the Measure 2K Bond Program, the city plans to build additions and renovations to the Eagle Pointe Recreation Center located at 6060 Parkway Drive. Golden Triangle Construction (GTC) was selected as the Construction Manager/General Contractor (CM/GC) and awarded a contract for preconstruction services including preparation and submittal of a Guaranteed Maximum Price (GMP) proposal for the construction work. The CM/GC's services during the Construction Services phase include, but are not limited to, construction management, administration, field supervision, coordinating subcontractors, maintaining quality, meeting schedules and providing the general conditions* work for the Project.

A benefit of CM/GC delivery is the ability to overlap design and construction through the use of construction packages. The new recreation center and infrastructure will be delivered with a rolling GMP as design is finalized.
· Initial GMP - Building Addition Foundations and Utility Relocations
· First Amendment - Long Lead Procurement Items
· Second Amendment - Building Addition, Interior Renovations and Final Site Work
Foundation design is complete and has been competitively bid amongst subcontractors by GTC. Further schedule analysis determined the need to release the structural steel and CMU Masonry walls prior to the final GMP Amendment to maintain the construction schedule, necessitating the need for a first amendment. The GMP status is as follows:
· Initial GMP: $826,816
· First Amendment: $789,135
· Second Amendment: $TBD
· Total GMP Contract: $1,615,951
· Owner's Contingency (5%): $80,797
Total Council Approval: $1,696,749
