Summary and Background Information: Elite Transport Services, LLC is requesting approval for a zone change of roughly 5.15 acres from PUD to I-2. The subject property is located in the Irondale Neighborhood, adjacent to Highway 2. The 5.15 acre property is currently zoned Nance Industrial Park PUD, and is requested to be rezoned to Commerce City Industrial 2 (I-2). The property has been approved for industrial development in accordance with PUD Development Permit Z-881-D-312-17. The approved industrial development conforms to I-2 requirements.
