Summary and Background Information

Improving the existing Commerce City Recreation Center is the final of the first five projects promised within the 2K Bond Program. City Council approved award of the design contract to Essenza Architecture for the Recreation Center Renovations February 6, 2017. On February 13, 2017 the design team presented initial conceptual ideas for the repurposing of existing space and additions to the rec center. Additional feedback on the steam room, racquetball courts and theming was sought at the February Telephone Town Hall. Preliminary renovation and addition concepts were also shared with the CIP CAC and PRG Advisory Committee.

 

On March 27, 2017 the design team presented a final concept, based upon input from city council, advisory committees and city staff. A rough order of magnitude estimate was also shared. On May 1, 2017 city council approved award of CM/GC Preconstruction Services to Golden Triangle Construction and on May 15, 2017 a schematic design update was presented. The CM/GC prepared a schematic design estimate in early June, which was in excess of the construction budget. Since that time, the project team has been working through a value management process to reduce construction costs for the project. A target construction budget has been established at $10 million. Significant reduction in the scope of the project would be needed to reduce costs to within the current construction budget of $6.3 million.

 

The purpose of this presentation is to share the current estimate and construction cost trend, review the value management process and share changes from schematic design.
