The site is approximately 1.7 acres and currently located in unincorporated Adams County.  The site is at the south-west corner of Brighton Road and E. 88th Avenue. The site is currently vacant, but is proposed to be developed into a convenience store with fuel sales.  The requested zone district of C-3 for the subject property aligns with the Comprehensive Plan designation of Commercial.  The proposed development of the property is subject to the commercial design standards within the Land Development Code.
