AN ORDINANCE INCLUDING CERTAIN LANDS INTO THE COMMERCE CITY E-470 COMMERCIAL AREA GENERAL IMPROVEMENT DISTRICT

Summary and Background Information:

 

Property Information

        The property was annexed into Commerce City in 1989 and zoned AG.  The property was rezoned in 2016 to be a part of the DIATC PUD. The name of the PUD is DIA Tech Center and it is proposed to have employment development north of E. 81st Avenue and west towards the Wildlife Refuge boundary and commercial development towards Tower Road.

       The applicant is currently in the process of platting this property for future employment uses although a specific user has not been identified.

       The applicant is proposing to include this newly rezoned portion of DIATC into the ECAGID, to be consistent with the remainder of the DIATC development Inclusion information

       The GID inclusion petition resulted from preparing this site for development and acquiring water resources from South Adams County Water and Sanitation District (SACWSD).

       The applicant has included into SACWSD.

 

The applicant has met all requirements for inclusion.

Staff Recommendation:

Staff recommends the ECAGID Board approve the Ordinance allowing for the inclusion of DIA Tech Center, LLC’s property at the northwest corner of E. 81st Avenue and Telluride Street into the Commerce City E-470 Commercial Area General Improvement District. The applicant has met all of the requirements for inclusion. The applicant has paid all of their required inclusion dues and is fully compliant with regulations.
