Summary and Background Information:
The applicant is requesting to rezone the subject property from AG to I-2 for industrial purposes in alignment with the appropriate land uses within the Land Development Code. A development plan is being reviewed concurrently with the zone change request (D-255-15) along with a consolidation plat (S-628-15). The proposed use of the subject property is for storage that is associated with office and warehousing located within the proposed principal building. The previous use of the subject property as an inert material landfill prevents vertical construction on the site without a large financial investment. Additionally, the western portion of the site cannot be seen from Monaco Street due to the topography and significant drop in grade elevation.
The proposed zone district is in compliance with the land use designation within the Comprehensive Plan of Industrial/Distribution. The I-2 zone district is not the highest intensity industrial zone district and therefore the subject property will align with the Comprehensive Plan and the surrounding industrial context. Furthermore, the subject property can provide efficient and adequate public services and will pay a fee-in-lieu for the provision of parks and public spaces. The subject property is located along the I-76 corridor and has been identified for industrial uses. This corridor has been transitioning from agricultural uses to a more industrial character, as identified by the Comprehensive Plan.
