Summary and Background Information:
The site is approximately 2.5 acres and is currently located in unincorporated Adams County. The site is on the east side of Potomac Street and is currently used as a single family detached residence. The applicant is proposing to annex (AN-231-14) the site into the City of Commerce City along with subdividing the parcel into 2 lots (S-613-14). After annexing and subdividing, the requested zoning of newly annexed land is AG for the northern lot and R-1 for the southern lot located at 10730 Potomac Street.

Suggested Motion:
On May 6, 2014, the Planning Commission held a public hearing, took testimony, and voted (5-0) to forward the final subdivision and zoning of newly annexed land request to City Council with favorable recommendations, subject to the findings of fact.
