Summary and Background Information:
The site is approximately 1.07 acres and is located north of the intersection of East 64th Avenue and Highway 2. The site is developed with a 5,016 square-foot building previously used as a tavern/lounge. It was rezoned in 1990 in case #Z-529-90 from C-2 to C-3 with conditions that limit the allowed uses to only the following: restaurant, lounge, social club, beauty salon, and used vehicle sales. The applicant is proposing to remove the conditions on the existing zoning to allow the property to be used for any of the 63 uses allowed by right in the C-3 zone district, including many uses which are retail and office in nature, rather than just the alcohol-related uses currently allowed. This would result in a fully-entitled C-3 property.
