AN ORDINANCE APPROVING THE BURLINGTON NORTHERN/CATELLUS PUD ZONE DOCUMENT AMENDMENT NO. 4.

Summary and Background Information:  
The applicant is proposing single family detached homes in Parcel B of the Burlington Northern/Catellus PUD. The PUD currently restricts single family detached home lot sizes in Parcel B to be no larger than 4500 sf. The applicant is proposing lots that vary between approximately 5000 sf and 9000 sf. The following changes were also made to the PUD:
1.      A row for minimum density requirements was added to the land use schedule. The  minimum density for LDR is 1 DU/Acre, MDR is 4 DU/Acre, and HDR is 8 DU/Acre.
2.      The maximum density for HDR designated parcels was increased to 40 DU.
3.      The maximum height for HDR designated parcels was increased to 75 feet.
4.      Parcels J and G-1 are changed to LDR/MDR and the maximum density changed to 8 DU.
5.      Parcel B is changed to MDR and the rest of the Parcel B categories were changed accordingly.
