Summary and Background Information:  
The existing Wendy's restaurant is intended to be demolished and a new Wendy's restaurant is proposed to be built in the same location. The Wendy's Subdivsion was first platted in 1982 as part of the original development of the site. Now, Wendy's is requesting to consolidate the one lot of the Wendy's Subdivision with the unplatted parcel along the north of the property to create one single lot. There will be no changes to the access to the site, which will still be provided with a driveway on Dexter Street as well as two driveways on East 60th Avenue. The Public Works Department has reviewed the proposed plat and has no issues or objections to the existing access points. The proposed lot will also meet all lot requirements for the C-3 zone district, including lot frontage and lot area, and no variances will be needed for the new restaurant building. Approval of this subdivision plat will accommodate the existing and proposed commercial use of the property while also simplifying and clarifying the platting in the Clermont neighborhood.
