AN ORDINANCE REZONING FROM I-1 TO I-3 ZONE DISTRICT THE PROPERTY DESCRIBED IN EXHIBIT "A" ATTACHED HERETO AND MADE A PART HEREOF, COMMONLY KNOWN AS PARCELS 172121401002 AND 172121005015 AND ADJACENT TO 9101 YOSEMITE STREET, COMMERCE CITY, COLORADO, AND AMENDING THE ZONING MAP OF THE CITY OF COMMERCE CITY, COLORADO TO REFLECT SAID REZONING.

Summary and Background Information: The City has been working with the applicant to expand the existing operation onto adjacent property owned by the applicant. Two parcels owned by the applicant and adjacent to the existing operations are currently zoned I-1. In order to expand the operation of an automobile staging facility, the I-3 zone district is needed. The expansion of the site proposes additional rail spurs to be added on the site. A development plan has been submitted and has been reviewed by staff and found to be in compliance with our code. The applicant is working with the City's Public Works Department to finalize drainage on the northern portion of the site. The Development Review Team (DRT) and Planning Commission concluded that the requested zone change would satisfy the approval criteria described within the Land Development Code (LDC).
