RESOLUTION APPROVING SUBDIVISION PLAT IN CASE #S-609-14

Summary and Background Information:
The applicant is requesting a final subdivision plat that creates 4 legal and conforming lots for the Impacto De Fe Subdivision. Currently, there are several parcels within the subject property boundaries that do not meet the standards within the city's Land Development Code. Concurrently, the applicant is requesting a zone change from I-1 to C-2 for Lot 1 and from I-1 to C-3 for Lots 2, 3, and 4. The proposed subdivision plat meets the lot area and street frontage requirements for the C-2 zone district for Lot 1 and the C-3 zone district from Lots 2, 3, and 4.

Staff Recommendation:
On December 4, 2013, the Planning Commission held a public hearing, took testimony, and voted (5-0) to forward the final subdivision plat request to City Council with a favorable recommendation, subject to the findings of fact.
Alternative:
One option would be for City Council to approve the request as submitted by the applicant; a second option would be to approve the request subject to conditions; a third option would be for City Council to deny the request.
