Summary and Background Information

Mid-Rail Real Estate is requesting the approval of a zone change from a combination of zoning designations (Agriculture, I-1 Light-Intensity Industrial, and I-2 Medium-Intensity Industrial with conditions) to an I-2 Medium-Intensity Industrial zoning designation with no conditions. The subject property is roughly 55 acres and located in Irondale. Specifically, the property is bound by the E. 86th Avenue alignment on the north, Ulster Street on the east, E. 83rd Avenue on the south, and both the Spruce Street and Syracuse Street alignments on the west. The applicant has submitted the rezoning request in order to develop the subject property for a new steel warehouse facility on 15 to 20 acres with the rest of the property to be developed in the future for similar rail served medium-intensity industrial users.

 

Mid-Rail Real Estate currently operates in Denver and is looking to relocate to a portion of the subject property. In order to develop the site to meet their needs, they need to change the zoning from the current combination of zoning designations to an I-2 Medium-Intensity Industrial designation without conditions. The site specific Subdivision Plat and Development Plan have been recently submitted.

 

The applicant intends to develop a comprehensively planned, rail served, industrial development on the property and understands that the development of the property will include dedication of right-of-way, improvements to roadways, undergrounding utilities, the installation of street lights, and connecting to the South Adams County Water and Sanitation District’s infrastructure.
