Summary and Background Information

The Urban Land Conservancy (ULC) is a non-profit organization that invests in real estate for the long-term benefit of Colorado communities. ULC preserves land and buildings in urban areas to enrich neighborhoods and preserve community assets for future generations.  ULC acquires and holds strategic sites in anticipation of market changes. ULC forms long-term partnerships with non-profit, for-profit, and governmental organizations and collaborations on land banking and community-inspired development strategies <http://www.urbanlandc.org/about/strategies-and-tools/>.

 

So far, their emphasis has been on properties located in areas of need, such as low-income neighborhoods, and transit-oriented-development neighborhoods (TOD).  Additionally, their focus up to this point has been exclusively in Denver. They are now interested in expanding their efforts into Commerce City.

 

Over a year ago, initial contact was made between the City and ULC, in those conversations, ULC indicated that they were exploring the idea of moving beyond Denver with their next efforts.  Since then, staff has been building a relationship with ULC, due to the fact that Commerce City has several key redevelopment areas that align with ULC goals.  These areas include Derby, the 72nd Avenue Station Area, Plaza Mexico, MHGP, and Parkway Center.

 

Due to their mission and approach, ULC has proven to revitalize certain Denver neighborhoods where the market has struggled.  Therefore, ULC could a key partner in some of our areas that have similarly struggled.   The presentation tonight is to introduce city council to their work and efforts.
