Title
SECOND AND FINAL READING OF AN ORDINANCE AMENDING THE ZONING ORDINANCE AND ZONING MAP OF THE CITY OF COMMERCE CITY, COLORADO BY REZONING THE PROPERTY GENERALLY LOCATED AT 3801 E. 64TH AVENUE FROM AGRICULTURAL (AG) TO HEAVY-INTENSITY INDUSTRIAL (I-3)
Body
Summary & Background
Hampton Yard 8, LLC is requesting to rezone approximately 0.41 acres from Agricultural (AG) to Heavy-Intensity Industrial District (I-3) in order to utilize the parcel for an overall industrial site.
By rezoning this smaller site to I-3, it will be able to be combined with the large parcel to create a more useable industrial site. This will allow (and is necessary for) the improvements to the site such as paving, landscaping, etc.
There have been a number of code enforcement actions on this site, and the overall site. With the AG zoning in place, this parcel cannot be combined with the overall site or reused for office space or include all improvements as part of the overall development plan.
A concurrent development plan (D-409-23) is under administrative review. To finalize the development plan, the rezoning of both the parcel considered in this case and the parcel considered in the concurrent case Z-544-91-94-23 is necessary. In addition, the two parcels will have to be consolidated (S-755-23) prior to finalizing the development plan, and before any on-site improvements can be completed.
