Summary and Background Information:
The City of Commerce City is requesting approval for the subdivision of approximately 20 acres. The subject property is located north of E. 112th Avenue, and west of Chambers Road. The subject 20 acres is proposed for annexation via cases AN-239-17 & AN-240-17, which are being processed concurrently. The overall 20 acre site is proposed for subdivision into 2 lots of approximately 8 acres and 12 acres. The 20 acre property is currently zoned with an Adams County Agricultural A-1 zoning designation and is requested to be rezoned to Commerce City Commercial 1 (C-1) on the eastern 8 acre parcel and Commerce City Agricultural (AG) for the remaining western 12 acre parcel. This proposed annexation zoning is being processed concurrently via zoning case Z-935-17.
The Land Development Code identifies the following lot requirements for new Commercial C-1 development: Specifically, the minimum required lot area is 8,000 square feet. The proposed lot meets this requirement. The applicant is requesting council approval of this plat in order to create the 8 acre lot for commercial use, and the 12 acre lot for future development. The frontage ROW of Chambers Road, E. 115th Avenue are being dedicated to the City as part of this plat. There are no lots or tracts dedicated to drainage, as this is being handled on the subject 8 acre lot.
