Summary and Background Information

The applicant, Diversified Transfer and Storage (DTS), is requesting the approval of a Conditional Use Permit for a new transportation terminal in the I-1 zone district. The subject property is located at 10381 Havana Street, southeast of East 104th Avenue and Interstate 76. DTS provides distribution and storage services for truckload and less-than-truckload clients. They currently lease space in Denver but are relocating to Commerce City to expand the business in a purpose-built facility. This proposed facility is intended for temperature-sensitive foods and related products, and will include nearly 107,000 square feet of warehouse space, 7,000 square feet of office space, and a 9,000 square foot maintenance shop for light repair and washing of trucks. The applicant anticipates having 50 employees at full build-out. There is one recommended condition of approval for the applicant to contribute a proportional share of the cost to install a traffic signal at the intersection of East 104th Avenue and Joliet Street.

 

This application is being processed concurrently with administrative development plan and subdivision cases (D-320-16 and S-670-16). The subject property is currently vacant, and was annexed and zoned to I-1 with conditions in 1987. The zoning was amended in 2010 to remove the former conditions of approval. The Comprehensive Plan identifies the property for future Office/Flex uses, which includes light industrial and specialized storage uses. The requested CUP for a transportation terminal will allow for the development of the property as a cold storage warehouse and distribution center.
